Home Value

There are several ways to determine the value of a home. On the Internet there are websites that estimate the value of your home based on a comparable sales report. Location, previous sales prices, and comparable home values factor into this report. We have found Zillow (http://www.zillow.com) to be useful but still suggest to be critical about any online report.

A professional appraisal is an estimate of a property's market value, based on recent sales of comparable properties, location, square footage and construction quality. This service varies in cost depending on the price of the home. On average, an appraisal costs about $350 for a $250,000 house.

A comparative market analysis is an informal estimate of market value performed by a real estate agent. This is based on similar sales and property attributes. Most agents offer this service for free in the hopes of winning your business.
